Brokerage Experience:
Mr. Hanks joined RealSource Brokerage Services, LC (RSBS) in
1999 as an advisor and marketing director. In 2006 Nate purchased an interest
in RSBS and became a co-owner with Michael Anderson. RSBS performs economic
research on 360+ MSA’s throughout the country to identify markets that are
entering the absorption phase of the real estate cycle. Once these markets are identified RSBS
assists clients in identifying and acquiring properties in these target
markets. RSBS was organized in 1989 by
Mr. Anderson and since that time as been involved in assisting client in the
acquisition of thousands of multi-family properties for a total value exceeding
$1 billion of property acquisitions.
Sponsor Experience:
In 2002, Mr. Anderson and Mr. Hanks formed RealSource Equity
Services, LLC to provide its clients with the opportunity to participate in
purchasing multi-family properties in the target markets identified by RSBS as
tenants-in-common. This allows its
clients to purchase larger and higher quality assets with their available
capital investments. Since inception, RSES
has sponsored the acquisition of 45 properties representing 8,795 units with a
total acquisition value of $566,605,781.
Acquisition Services: Based on the target markets researched by
RSBS, RSES identifies properties for potential acquisition by its clients. Once a property has been placed in contract,
RSES conducts due diligence on the property to verify suitability for acquisition
by its clients. At the completion of
successful due diligence, RSES prepares a property package of information to
present to interested clients and raises the level of equity required to close
the project. RSES also works with an
affiliate, RealSource Commercial (RSC), to arrange for financing for the
project.
RSES also serves as a
consultant/asset manager for each of these sponsored projects.
Asset Management: Once the purchase is complete RSES assigns one
of its asset managers to each project to serve as an interface between the 3rd
party property manager and the tenant-in-common property owners. This asset manager provides bi-monthly
updates on the occupancy and physical operations of each property. In addition, RSES receives the monthly financials
from the property managers, analyzes the financial results and provides monthly
financial reports and analysis to the owners.
RSES also provides annual financials to the owners for income tax
reporting. The properties are managed by professional, experienced 3rd
party management companies.
Disposition Services: RSES works with RSBS to determine the
appropriate time to exit a particular market.
RSES works with its owners at the appropriate time to identify local
brokers to aid in the disposition of the property. RSES coordinates all correspondence and
procedures that need to be completed between the buyer and the tenant-in-common
sellers to bring the sale to completion.
Property Management
In 2004, Mr. Hanks and Mr. Anderson formed MaxCap Informational Services, LLC (MaxCap), which now provides property management
services for its clients. Currently
MaxCap manages 12 properties with a total of over 1200 units. MaxCap manages
properties for both RSES and RSBS clients.
